Excerpt: If you will give your kitchen a complete overhaul or if you have decided to make some updates, you will see that with the right choices, you can get a return on your investment rate of about eighty to one hundred percent. In layman’s terms, this means your home should increase in value in just the amount you put into it. The most important thing is to make the right choice in your kitchen design ideas. One of the most important aspects of your kitchen to be considered is the layout. Cooking zone is often overlooked when it should be your top priority. Generally, you want to center all around the stove and bring to a boil. Along with the microwave oven, a few other important tools, such as Toaster, should close, as well. When designing your kitchen, you should also be thinking about where your spice drawer will be held, as are the boxes where you plan to keep your pots and pans. These items will all have to be kept close to your cooking zone. If not, you’ll find yourself wandering around the kitchen and wasting precious time. Another aspect of kitchen designs be considered is whether you need your kitchen to be child friendly. If you have small children in your home, you may want to create an area that makes your child easy access to space on the disk so they can help you and learn from you when you’re cooking. Often work one kitchen…

Mortgage Security not That Costly

Excerpt: Forget everything you thought you knew about the benefits of taking a variable-rate mortgage instead of locking in for the long term. A new study suggests the security of a five-year mortgage costs little or nothing beyond a riskier variable-rate mortgage, providing you get a jumbo-sized rate discount. “Interest costs on discounted closed five-year mortgages have been close to, and often lower than, those of variable-rate mortgages since late 1996,” senior Canada Mortgage and Housing Corp. economist Ali Manouchehri writes in the study. Homeowners have made variable-rate mortgages hugely popular in the past few years in the belief that you can save on interest costs by pegging your mortgage rate to your lender’s prime lending rate. As the prime rises, or as has generally happened in the past few years, fallen, so goes your mortgage rate. The prime rate at the major banks is now 4.5 per cent, while the posted five-year rate at the big banks is 6.15 per cent. In just one year, the variable-rate choice would save you about $1,700 on monthly payments toward a $150,000 mortgage amortized over 25 years (assuming a level prime rate). Historically, you would also have saved a lot. The CMHC study shows that five-year mortgages taken out from 1993 through 1998 would have cost anywhere from $50,000 to $5,000 in additional interest paid over the term of the loan (the example is based on a $100,000 mortgage amortized over 25 years). The flaw with this analysis is that it doesn’t reflect real-world mortgage pricing. These days,…

Excerpt: Great kitchen furniture can really enhance the look and feel of your home. Today’s kitchens are designed to embody style, functionality, and accessibility. Considering the wide variety of kitchen furniture available, finding items that will improve your décor may prove much easier than you think. The key is finding kitchen furniture that not only looks great in your home, but also serves an additional purpose. For most of us, there is a need to decrease clutter in the kitchen. Kitchens often become the home for plants, decorative items, and cooking utensils. If this is the case in your kitchen consider incorporating a baker’s rack. Depending on the style that you choose, a baker’s rack provides additional shelves space, small wine rack, utility hooks, and/or small table top. This additional space could be used to free up areas by holding plants, pitchers, spices, and practically anything else. If you are excited about the organization that a baker’s rack would bring to your kitchen, then you will love the variety of styles you can choose from. A baker’s rack will also look good in a hall or area that is close to your kitchen. This will give your home more of a contemporary look and keep your kitchen open for better flow. Today, there are even storage chests and units that are specifically designed for the kitchen and dining room areas. Kitchen storage furniture such as chests and other units can be a great place for table cloths, cutlery, cloth napkins, and similar…

Excerpt: For most Canadians, buying a home is the largest financial decision they will make in their lifetime. Yet, consumers across the country are more likely to painstakingly review dozens of investment possibilities for their portfolios than to scrutinize their mortgage choices. The mortgage world – like the investment world – can sometimes be confusing. There is a vast array of choices – open, closed, fixed, floating, long or short amortization, prepayment options, portability… and of course, the rate itself. Making the right mortgage decision can have a huge financial impact over the long term. Many Canadians have an investment advisor to help them sort through their choices. Now, Canadians are also beginning to turn to mortgage brokers to help them make better mortgage decisions. Canadians are just now catching up with their counterparts south of the border, where mortgage brokers already arrange approximately 70 per cent of mortgages for U.S. properties. So what is a mortgage broker? The role of a mortgage broker is to understand your mortgage needs, seek out the best options for your situation, and guide you through the lending process. A mortgage broker does not work for any individual institution or lender, but is independent, and has up-to-the-minute loan rates for a wide array of banks and other lending institutions. There was a time when the banks exercised the view that they “owned” their customers, and mortgage brokers were perceived only as a last resort for home buyers with poor credit history. But times have changed, and home…

Excerpt: The bathroom has come along way in the past one hundred years. Once just a basic tub set in front of the living room fire and filled with buckets of water, the bathing experience is now a luxury in almost every western home. Back then, a “bathroom” was something only the wealthy and privileged could afford to have in their house. It was this trend which lead to the mass production of bathroom products. The Edwardian and Victorian styles of the time are still a popular choice today. They look exquisite in a villa or cottage bathroom, and never loose their appeal in terms of design. Today, thanks to advanced plumbing and modern technology, the bathroom may well have evolved as far as it can. With luxury steam rooms and hydrotherapy baths, it’s difficult to imagine how bathrooms could get any more sophisticated. That said, the bathroom, like any room in the house, is ever changing in terms of design trends. Here we look at the five most popular styles of bathroom designs. Traditional, Country, Shabby chic, Contemporary and Fantasy. Traditional The Traditional bathroom can mean either traditional in terms of Edwardian or Victorian style, or in respect to a standard white bathroom with basic sanitary ware and bath. Here, we’ll be looking at the style of bathroom design where it all started. The Edwardian bathroom. Over the past decade, with the popularity of TV shows like Changing Rooms, the trend for old-fashioned bathrooms has seen a real upsurge….

Excerpt: Why remodel a bathroom? Remodeling a bathroom is very much like renovating a kitchen, as the bathroom is a key part of the home. Old homes have bathrooms rarely larger than 5 feet by 8 feet. Investing in older homes can be tricky if it is grade 2 listed or it has tricky or awkward spaces. Lower ceilings and beams may result in bespoke showering areas at reduced widths and a more compact bathroom suite. The reason people choose to remodel a bathroom is largely due to the fact it will increase the resale value of the property. If the location of the bathroom is the same this will help the process as pipework etc will already be in situ to work with. Any radical changes to the layout will have to be considered carefully if it involves any large structural changes.   The cost of a bathroom remodel Remodeling a bathroom can be costly and one of the more expensive projects you will ever do. This largely depends on the amount of work you wish to carry out and the budget in which you work too. A complete bathroom remodel project will cost around the same as a small car, if not more depending on personal preferences. If money is an issue you can always update the bathroom with new faucets and accessories to update a traditional design. Hiring a contractor for larger design projects can increase the overall cost, so take this into consideration. The best steps…

Shopping for Kitchen Cabinets: Choosing the Right Kitchen Cabinet for your Price Range

Excerpt: Kitchen Cabinets are by and large the core of any kitchen. They can be highlighted by kitchen appliances such as the refrigerator, stove, cooktop, dishwasher and microwave, or these appliances can be modified to blend in by using panels that match your kitchen cabinets. Shopping for kitchen cabinets can be intimidating, especially for a first time buyer. There are hundreds/thousands of major kitchen cabinet companies, and many more smaller custom kitchen cabinet shops where you can get any cabinet made from any species of wood that your mind can imagine. Add to that list the explosion of RTA Kitchen Cabinet importers, and the laminated cabinet manufacturers, and suddenly the list can be overwhelming. Not to mention the fact that higher price always means high quality in construction, or more features being available. In the past, pricing had always been the way to categorize kitchen cabinets. Traditionally, tthe higher-quality cabinets simply cost more money. As I mentioned before, with more and more importers conforming to the KCMA (Kitchen Cabinet Manufacturers Association) building standards, some of the RTA Kitchen Cabinets or Stock kitchen cabinets can actually be a sturdier cabinet than the traditional, made to order cabinets. Regardless of what type of kitchen cabinet you decide to go with, it does not take much effort to spend tens of thousands of dollars on the actual kitchen cabinets. Most kitchen cabinet manufacturers build their kitchen base and wall cabinets in standard sizes. The kitchen base cabinets are often…
